A buyer relocating to a new city increasingly asks an AI assistant directly rather than scrolling a portal, and 82% of surveyed US adults now report using AI for housing-market information, led by ChatGPT at 67% and Gemini at 54%, according to a Realtor.com-commissioned survey of 1,000 adults. If your name is not in the answer that comes back, you were not outsold, you were never in the room, regardless of how well you rank organically.
All three major listing portals now bet on this same surface. Zillow launched a ChatGPT app in October 2025, Redfin followed in February 2026, and Realtor.com launched its own ChatGPT app on March 30, 2026, each explicitly built to capture the earliest stage of the buyer search before a buyer opens a portal at all. Competing with the portals for listing-search traffic is a fight most individual agents lose structurally. Being the name an AI answer or a referral names as the trusted local expert is a fight an individual agent can actually win.
The trust relationship has not disappeared, which is the encouraging part of this shift. In the same survey, respondents rated real estate agents at 62% ahead of AI at 61% as the source that makes them smarter about the market, and rated agents as more accurate than AI. The AI-answer layer is a new discovery surface stacked on top of an intact trust relationship, not a replacement for the agent.
